Cancellation Policy: We will refund 100% of your payment with notice of 14 days or more prior to your check in date, less a $50.00 administrative fee. If there are less than 14 days before your arrival, your reservation is non-cancelable and non-refundable. We are a small property and cancellations greatly impact us, please be sure of your dates when booking. We strive to ensure that all amenities are in the best condition possible for your stay. Rarely there may be unforeseen circumstances which may lead to an amenity not being available. Non-essential amenities such as river levels being too high for guests safety, hot tubs, fire pits, etc. may not be available due to weather, mechanical failures, government rules or regulations, or other circumstances beyond our control and are not a basis on which to request cancellations or refunds.
